Okay, I LOVE IT, so what's the deal with how these Lease to Own situations  work?

"Lease to Own" or "Lease Options" have been around since the 70's.  These deals were designed to give first time homebuyers or "not-so-perfect" credit individuals a chance at owning a home that would otherwise be out of reach for them.  If you are new to the idea of Leasing to Own a home, click here for a helpful website that explains these in detail, showing how you and your family can own the home of your dreams in no time.

Okay, I now understand how Lease to Own works, I'm intrigued and want to know more about this particular deal?


You will have the opportunity to rent this home while you get your credit and finances to a point that you can qualify for a mortgage to close the purchase. This allows you to go ahead and relocate you and your family NOW, getting situated and comfortable while you are building equity and getting ready to buy.

Think about the benefits. If you have children, they can start in the new school now. You can start enjoying your new home, entertaining friends and family, and decorating your home to your taste, all while you build equity and get your finances ready to buy.

What's the alternative?  Renting a tiny apartment or a "not-so-well-kept" house where once the lease expires you have to move yet again.  Not to mention all the rent you are just throwing away year after year. 

OK, this all sounds great. Show me the numbers!

Clearly, a home in this wonderful neighborhood costs a lot of money to buy. You normally would have needed to be saving up for quite awhile to have enough money for a down payment large enough for today’s picky lenders to agree to finance your home. That can be as high as 5% or 10% ($11,000 or $22,000) if you don’t have perfect credit (which most of us don't).

But, you don’t have to suffer through all that. All you need to move in is $3,500 (Reduced from $6,500) plus your first months rent of $1,495.  That's it!  What's even better is I am open to letting you pay the initial investment of $3,500 in installments over a 6 month period if you like. 

The $3,500 is fully applied towards the price of $219,900 (Reduced from $230,000) when you close the purchase. And it gets better.... you will also get a credit equal to 25% of your monthly rent ($1,495) for each on-time rental payment that is also applied to the Purchase Price at the end of the lease! 

This means, just after only 24 months, you will have accumulated $12,500 that will be applied toward the purchase when you close!  That is a hefty down payment no lender will turn down!

But, what if I do all I am supposed to do, but something happens and I can’t complete the purchase?

I know that even if this home is the right fit for you, and you have done everything you are supposed to do in order to buy, unexpected situations may prevent you from completing the purchase. 
If that ever happened, you are covered. Your $3,500 initial investment is partially refundable if you cannot buy at the end of the lease. What I’ll do is set aside $1,500 of that money and treat it as a 100% refundable security deposit that you will get once you move out as long as you leave the home in good shape.

When you talk to other lease purchase sellers around you will realize that nobody else will give you the same guarantee!  Traditional Lease to Own deals are structured so that the
 full initial investment is never refundable if the tenant/buyer does not buy at the end of the lease. However, I am willing to forgo this rule and and give you back this partial amount. 

What does the Landlord/Seller get out of this type of deal? 

I'm glad you asked...the benefits to myself as a Landlord/Seller are nice as well, otherwise I would not be doing it.  For instance, since I am selling the home myself, I am avoiding paying a 5-10% realtor commission which quickly adds up to thousands of dollars. Also, it is safer than conventional rentals because I am renting to tenants who have a vested interest in the home, and they have a sense of pride as potential homeowners and tend to take better care of it than someone who is just renting it.  It is a win-win situation for everyone!
